History
Olathe pronounced oh-lay-tha is in the north eastern part of Kansas. A suburb of Kansas City it is the 4th largest city in Kansas city metro area. Founded by Dr. John T. Barton in the spring of 1857. The landscape was covered in verbena and other wild flowers. He turned to his Shawnee interpreter and asked "how do you say how to say "beautiful" in your native tongue?" Thus "Olathe" was born! For many years Olathe served as a stopping point for the Oregon, California and Santa Fe Trails.
 

Olathe Today
Education- Olathe school district is one of the fastest growing school districts in the area. Students from this district consistently out-perform their peers both statewide and nationally. Olathe has 34 elementary schools, eight junior high schools, and four senior high schools, they also provide educational services such as Harmony Early childhood center and Prairie Learning Center to name just a few.
 

Entertainment
Aside from being just minutes from Kansas Cities downtown Sprint center and Power and Lights District, Olathe is the home of many activities that the locals enjoy. Summer concert series is jam packed with local and not so local bands ready fill up your summer nights. Farmers Market April thru October provides local farm fresh produce and other artisan crafts offered to the public. "Starts in the Park" provides locals with an exercise program helping the community members make healthy lifestyle changes. The Mahaffie Stagecoach stop and farm provides loads of history about the Santa Fe Trail and the historic figures that led that frontier.
 

Golfing
Olathe is home for 4 major golf courses, Heritage Park golf course is located on Lackman Rd, with an 18 hole facility. It is reasonably priced at $35-$48 range. Prairie Highlands is also 18 holes with green fees that range from $47- $72. Shadow Glen golf course is one of the most difficult in the area with 18 holes and green fees ranging from $85-$103. Olathe is also home of the Wolf Creek golf course, 18 holes on private grounds.

Disclosure Laws >Disclaimer Clauses

Before the professional inspects the home that you are buying, you will be asked to sign an acknowledgment of the scope of the inspection. This document will probably include a disclaimer clause designed to relieve the company of responsibility if they should miss a defect. What happens if a defect is missed during an inspection?

The disclaimer clause may get the inspection company off the hook for a defect if there is no visual indication of a problem. If the inspector clearly indicated that he was not checking for that problem--many inspectors do not check for dry rot or inspect roofs--then the recourse will be limited. If negligence is involved, or if the defect should have been obvious to a professional inspector, the disclaimer is not likely to protect the inspector. If you find an undiscovered defect, discuss the matter with the inspector. Depending on the situation, the responsibility for remedying the problem may rest with you, the sellers, and/or the inspector.
